How to apply for a semi-detached house? Typical projects of semi-detached houses

Today, a huge popularity was given to semi-detached houses. Firms-developers are constructing exactly such real estate objects, as this is a very profitable investment and a convenient solution for the population. However, there is a certain inconvenience in acquiring this type of housing, namely - registration and registration.

How to apply for a semi-detached house?

Owners of real estate can purchase the land on which the premises are located, in shared ownership is absolutely free. There is no clear answer to the question of which authority is able to determine the belonging of the house to the type of apartment building. In most cases, this issue is handled by local governments.

To register a transaction for the sale or exchange of a house or a part thereof, the following documents must be prepared:

  • passport;
  • A document on ownership (a contract of sale, exchange or gift);
  • A certificate for the registration of rights (if the property was acquired before 1998, then the seal is placed on the agreement itself);
  • Technical passport for the house (available in BTI, validity period - 5 years);
  • Cadastral passport (also issued in BTI);
  • An extract from the unified registry of registration of rights (shows the absence of arrest on the property);
  • An extract from the house book (you can get it from the passport office or the management company);
  • Refusal from the right of purchase from co-owners (mandatory in case of shared ownership).

Also for the conclusion of the transaction as a supplement it is possible to prepare a certificate on the repayment of all utility payments and the absence of tax arrears.

Typology of semi-detached houses

In the event that a semi-detached house is recognized as a premise of a blocked building, the registration of the right of ownership in the registration chamber is made for the land plot on which one apartment is located.

If the owners of the building have any common premises, for example, a corridor or a staircase, then the house is subject to registration as an apartment building, which means that the owners will be equity holders.

Reconstruction of a semi-detached house

Depending on the quality of your housing property registered, there is a difference in the design of various documents permitting reconstruction and additional construction work.

In the case where the house is designed as a multi-apartment building, any construction and reconstruction works, such as roof repairs, are required to be carried out with permission for this second tenants. The necessity of this procedure is explained by the fact that the building is in shared ownership.

If your semi-detached house is a building with a blocked building, then permission is not necessary. The only major requirement in this case is the absence of harm and damage to neighbors as a result of repair work. Otherwise, tenants behind the wall have the full right to sue and collect from you the full cost of the restoration of the building, which as a result of your repair work was damaged.

Attachment to a semi-detached house is also a reconstruction, therefore, if the house has the status of an apartment building, additional coordination with all the rightholders is required.

Design options for semi-detached houses

Today, more and more popular are typical projects of semi-detached houses. It is worth noting that the "sample" does not mean "banality" and "unification". The main advantage of such buildings is convenience and practicality, since these projects include those that are most successfully used. For example, if 2-3 houses were built according to one project, and after a year all the owners started complaining about the poor quality of the building, then the construction of the residential premises will no longer take place according to this model, and accordingly it will never become a model one.

A semi-detached house built on a ready-made project does not at all imply a rectangular building with square windows. Undoubtedly, in such buildings there is nothing superfluous and absolutely non-standard, however it does not say that the house looks somehow pretentious or banal.

Projects of semi-detached houses can be completely different. There are two main types: symmetrical and asymmetric.

Projects of symmetrical semi-detached houses

These buildings are a residential building, divided into two apartments. The name of this species comes from the fact that both apartments are absolutely mirror-like from each other, to be more precise with respect to the separation wall, which is located, most often, in the middle of the house. In such buildings, only the roof is common. As for the houses, fences and entrances, they are separate - from different sides of the house.

Projects of asymmetrical semi-detached houses

Such buildings are residential buildings, whose apartments are asymmetrical relative to each other. Their layouts can be completely different, and accordingly, the shape of the house can be completely unpredictable. The entrances to the apartment are located in different ways, not excluding the option of the adjacent entrance doors.

Dwelling houses do not need to be single-storey. There are cottages with two and three floors. Apartments of such buildings can be divided symmetrically and have different entrances, and accordingly, each apartment has a separate staircase. There are projects of houses with two floors, in which the division into apartments occurs floor by floor. That is, for example, the first floor is one apartment, and the second one is another. The layout of such premises is often the same, as it is more convenient for installing communication systems, for example, sewerage and water supply. Some projections are designed for joint entrance and stairs.

Here are the main typical projects of dwelling houses, which are most common today. It should be noted that for each individual case, you need to choose the most appropriate option, considering all the necessary requirements and opportunities.
