Rent of industrial premises: from inspection of objects to the conclusion of contracts
Every business representative faces a problem - the occupied production or office areas have become small. The task of selecting and moving to new premises appears.
Renting production facilities outside the city limits is the best option. The further from the center of the city the object is, the lower its price.
Renting production warehouses for each company is very important. First you need to decide: for how long you need a warehouse, what area and for which groups of goods. For example, plumbing, pipes, taps can be stored in an unheated room, and products will require special equipment and more stringent requirements for the sanitary condition of the premises, medical products can be stored only in certified premises.
If the person leading the negotiations with you can not answer the questions you are interested in, this room does not suit you. Renting a production room is a question that does not tolerate inaccuracies and ambiguities. After all, your goal is not only to obtain the necessary areas, but also to cooperate with a reliable landlord.
Most often, price plays a decisive role in this matter. Solid companies know in advance how much they can pay for the rent. If this amount exceeds the amount budgeted, it is only natural that the transaction is doomed.
When concluding a contract, you need to be especially careful about the so-called "hidden payments". Quite often it happens: the contract is signed on favorable terms for the company, and then it turns out that additional costs not previously stipulated will be required.
The lease of the production premises provides for clarification during the negotiation stage of the following issues:
- it is necessary to find out the base cost of the lease, that is, the payment for the actually used area;
- find out if the lease terms can be negotiated and traded;
- get an exact answer to the question "are there any payments that you have to pay along with the rent";
- find out the exact amount in percent, how much rent can be raised for objective reasons during the year;
- Adjust the issue of paying utility bills. If the landlord says that only part of the payments are included in the rent, you should know which ones.
Renting a production room gives you the right to pre-negotiate to ask any questions that interest you. It is better if you prepare this "questionnaire" in advance. In case you feel that the prospective landlord gives evasive answers or hides something, then it's time to start looking for other areas.
