According to the company "Yandex", Domodedovo Moscow region - the leader among the cities of the Moscow region on the correspondence of remoteness and accessibility. So now there is active development. The new project is called "Big Domodedovo". It will be located on an area of 200 hectares. Several construction companies are engaged in construction. One of the largest projects is a micro district called "Southern Domodedovo". It is implemented by the famous construction company SU-155.

LCD "Southern Domodedovo"

The residential complex is located near the village of Redkino. Nearby is the river Rozhayka, Akulinsky and Bortnevsky forest parks, Barybinsky forestry. So the proximity to living nature of the residents of the area is guaranteed. And there are no industrial enterprises in the vicinity at all.

The complex will be built in three stages and will consist of comfort and economy class houses. The structure of the first (quarter number 3) includes fifteen panel houses. These are twelve-, seventeen- and 22-storey towers (6 houses). The first quarter has an area of 27 hectares.

The houses of the panel series "I-155" have various modifications ("Mm", "Mk", "Mks"). This allows you to vary the layout and area of each apartment. Multi-layer panel designs protect against noise and keep heat well.

In addition, modern panels in many ways differ from the usual old panels of the Soviet model. These are structures consisting of several layers, including heat-saving materials and sealant. They have a lower cost, which affects the price of the whole apartment. Construction should go faster because of more convenient installation of panels. At the same time, the strength of new products is not worse than the old ones.

The houses have:

• Three-room;
• Four-room apartments.

Construction began in the first quarter of 2014, the plan is to finish in the fourth quarter of 2017.

Layout

It is diverse, because it was conducted taking into account modern requirements. Undoubted advantage are large kitchens - from 8 to 11 square meters. The bathroom area is 11 square meters. There are apartments in which dark rooms can serve as wardrobes.

Housing is sold ready or brought to a finish, using the materials of the best Russian and European manufacturers. Finishing elements are carefully selected according to texture and color scheme (this is confirmed by different photos).

Southern Domodedovo will supply the houses of the complex with water from its well, electricity and heat from its own substations, of which only one has been built so far. Specially for the needs of the microdistrict, a pumping station has been built, which will pump 15,000 cubic meters of water.

Charming residents of the neighborhood can see the scenery from the loggias of the upper floors with panoramic glazing.

The windows in all rooms consist of double glazed windows.

Price list

The comfort of apartments determines the cost of housing YC "Southern Domodedovo". Prices range from 1.6 million to 3.8 million rubles.

Transport

LCD «Domodedovo Southern» is located about 20 km from the Moscow ring road. Nearby are not overloaded by transport Kashirskaya and Varshavskaya highway. You can get to Moscow by bus. 40 minutes to go to metro station "Domodedovskaya".

Perhaps someone will find it more convenient to get to Moscow by train. Paveletskiy Station can be reached within forty minutes from the new building.

"South Domodedovo" will be supplied with new bus routes in parallel with the delivery of the complex's houses in operation. New bus routes will be organized to the metro station and to other destinations.

How to buy?

Apartments are sold in new buildings of the first and second stages. You can buy accommodation in installments for 6 months (available to customers of "2M Real Estate"). On individual apartments it is possible to issue a mortgage in three banks, which are involved in the program of state support.

Thus, Bank Vozrozhdenie reduced the minimum payment amount to customers buying an apartment in the SU-155 houses. Now it is enough to pay 20 percent of its value.

Periodically declaring shares that lower the price. So, in the middle of last year, two-room apartments in the 35th building were sold with a 2% discount.

From May 1 to June 23, there is a "Way to Victory" action, which provides a five per cent discount on a number of apartments.

Infrastructure

The project of the residential complex "Domodedovo Yuzhnoye" provides for the full provision of the area with infrastructure facilities. A school for 900 children, two kindergartens (one of which will be built later) will allow children to stay close to home. Although all the children's institutions of the city are open to them.

The first floors of the houses will go to shops, beauty salons, dry cleaning, laundry, pharmacies. The medical center will provide services to the residents of the microdistrict.

It is planned to build multi-storey parking for residents of the neighborhood and guest parking lots of open type.

Near the area of South Domodedovo will be built cultural and entertainment complex National Park "Russia". On its territory, it is planned to place an exhibition center, an amusement park and even a safari club.

Course of construction

Now the construction of the first three quarters of the microdistrict is under way. The rest are in the planning stage.

Periodically, rumors of bankruptcy of the company SU-155. At the end of 2014, a scandal erupted in connection with the fact that the SU-155 company delayed the commissioning of seven houses. Internal work was not completed, and the substations were at the foundation stage. There was no landscaping of the adjacent territory.

In the autumn of last year, the governor of the Moscow region rebuked SU-155 for violating the agreement on the improvement of facilities and the creation of social infrastructure, in particular children's playgrounds on the territory of the microdistrict "Domodedovo Southern".

Reviews

The photos taken at the end of April show that the school, which is due to be surrendered in August, has not yet risen above the excavation.

Information on the bankruptcy of SU-155 in "Domodedovo Southern" resulted in such consequences:

• Violation of the rights of buyers.
• Disruption of the timing of new buildings.
• Growth of arrears.
• Partial destruction of previously prepared houses in the micro district "Domodedovo Southern".

Stakeholders' reviews suggest that these are employees that the company has not paid for, pick up packages and sell them to collect money for the journey home. Whatever it was, but in many apartments the windows were left without frames and double-glazed windows.

In late March, interest holders appealed to the public with a request to help solve problems with the construction of their apartments.

It turned out that there was a mess at the construction site, there were not enough workers, not a single house was handed over in the Domodedovo South district.

The feedback from the holders shows that the deadlines for the delivery of the first-stage houses are being postponed, as a result of which the houses are getting dilapidated. Now the period for obtaining permission to settle houses of the first stage was postponed until July 1, 2015. But some buildings from the first stage migrated to the second. The construction was stalled there.

Corps number 43 is not built at all, although the work there began in February 2014. By August 2015, the house just will not have time to build.

The capacity of the first boiler house is sufficient only for the houses of the first stage. For the second, we need to build another one, the erection of which has just begun.

The developers are turning to the management of the company SU-155 and personally to the Chairman of the Board of Directors Balakin MD, but no one is in a hurry to dispel the doubters' doubts and explain the situation. All statements of the leadership are reduced to accusing journalists of false information and undermining the company's image.
