Why do I need to evaluate land plots?

Land valuation is often carried out to determine the market value of a plot. As a rule, it must be carried out in the implementation of various transactions relating to this resource.

The evaluation of land plots is divided into several types (depending on the methods of its implementation and the purpose pursued). The first type of valuation is called soil bonitization and it is a component of the state cadastre, the basis for conducting economic land valuation in the future. The data obtained from this assessment are taken into account when determining the suitability of soil for growing crops.

The second type of land valuation is economic valuation. Data on it form the basis of the normative assessment of land, the analysis of the efficiency of the use of the site and the determination of the economic suitability of agricultural lands for growing crops.

And, finally, the third kind is the monetary valuation of a piece of land. It, in turn, can be normative and expert, which also depends on the purpose, and, of course, the order of its conduct. Normative assessment of land is used to determine the amount of land tax, state fee when donating or minuating a plot, rent for a plot, production losses. This assessment is also used to develop indicators and mechanisms to encourage the proper use of land.

Most appraisal companies are engaged in conducting expert monetary valuation, so it is advisable to consider this species in more detail.

Often expert evaluation of land is ordered for:

-conducting a standard land purchase and sale transaction;

Transfer of the plot on bail;

-accounting;

- property in case of divorce or other litigation.

As a rule, the assessment of land includes the definition of the purpose of the assessment, site survey and determination of the situation on the land market, the analysis of the package of documents from the customer, the rationale for the effective use of land, the choice of the approach for evaluation, the calculation of the value of the object, the finalization of the results of work (report and conclusion ). The above actions and their sequence can be changed by appraisers, if necessary. Some steps can be omitted.

If we talk about the package of documents that the customer is required to provide for the assessment of the site, it may differ (in many respects it depends on whether the individual or legal entity is the customer), as well as on the purpose of the object and the purposes of the assessment. So, if the site owner is a legal entity, more documents will be required, and the evaluation process will take more time.

In most cases, you can find in the list of mandatory documents an act of ownership, as well as a passport (required), a cadastral statement of land, a charter of a legal entity, other documents for a land plot, if any, photographs of the object. As mentioned above, experts can request additional documents if necessary. It is important that all copies must be notarized.
