Change the layout of breeches: how to improve the living conditions?

Each of us is striving for comfort. Comfortable living, cosiness and comfort of the premises are the main components of a successful life in a metropolis. Half a century ago, single-type houses used special popularity: stalinkas, Khrushchevs, breeches. Half the inhabitants of the country grew up in them. And let today's real estate market offers a large selection of new buildings for every taste and purse, the apartments of the old fund are still sold and bought. Until now, Brezhnevka is a 3-room suite, the layout of which assumes that there are no through rooms. Yes, and it costs a third more than new ones, despite the absence of an elevator, garbage disposal and the wear of communications.

Stalinkas, Khrushchevs, brezhnevki - greetings from the distant past

The first Khrushchev appeared in the 50s of the last century. They were distinguished by cheap construction materials, erected quickly enough and allowed the resettlement of millions of families who lived in barracks and communal apartments after the war. About comfort, then did not really think about it. Unlike the apartment-shirring, the layout of the Khrushchev is characterized by adjacent rooms and a very small kitchen. Such houses are not higher than 5 floors and without any distinctive signs on the facade. At first they were planned as temporary housing, so that in 20-30 years everyone could get a large bright apartment. As you can see, today these plans are not implemented, and the life of the Khrushchev continues.

In the mid-60's, the so-called breasts appeared. Unlike the Khrushchev, they were built mostly of reinforced concrete panels or silicate bricks. Of course, this significantly reduced their thermal insulation in comparison with the Khrushchevs, but they won by increasing the living space. So, brezhnevka 2-room, the layout of which assumed the absence of through rooms, on a living space was equated with a three-room Khrushchev. And these were not the usual five-story buildings, but buildings in 9-16 floors with an elevator and a garbage chute. Such layouts of breeches also benefited from an increase in the area of the kitchen and the height of the ceilings. And to date, most of the houses in the sleeping areas - all the same breasts.

Another not less popular type of real estate of the last century is the stalinka. They began to build in the 30s of the twentieth century. They are famous for their high ceilings, spacious rooms, their facades are often decorated with sculptures, balustrades and columns. The layout of such apartments was significantly different from the layout of breeches and Khrushchev, and the area of a one-room apartment in such a house reached 50 square meters. M. But this is a 2-room brezhnevka or 3-room apartment Khrushchev!

Until now, buying an apartment-stalinka prestigious, they are much higher and significantly benefit from their location. Basically, these are the central districts of the city, far from industrial zones.

Apartment redevelopment: highlights

So the person is arranged - he always something does not suffice, constantly it is necessary to change something. And in the case of housing and even more so. Pointing out the characteristic differences in the layout of breeches, Khrushchev and Stalinok, one can not but note their common problem: uniformity, cramped, weak heat and sound insulation. There is an exit. Competent redevelopment will help not only to give the apartment an individuality, but also to significantly improve and expand living space, creating more comfortable living conditions.

Redevelopment: what is allowed?

The current legislation does not prohibit re-planning. The main thing is to observe the basic requirements, otherwise there will be no problems in the future. For example, you can still live in this apartment, but sales, pledge and so on transactions will be impossible.

So, if significant changes are planned, this must be reflected in the technical passport. For example, the layout of breeches allows you to change the size of the kitchen, combine the bathroom with the bathroom, and the kitchen - with one of the rooms. It is possible to demolish the wall, to combine the bedroom with a loggia, but before starting work it is necessary to obtain permission to carry out such works, if this is provided by the current legislation. So, permits will require installation work on installing warm floors, dismantling of old and pouring new screed, transferring walls (except for carriers), creating arches, demolishing the mezzanines, built-in cabinets.

When redevelopment is forbidden

Legislation prohibits such activities:

  • Demolition of bearing walls;
  • Transfer of heating batteries to the balcony and loggia;
  • Independent replacement and transfer of gas and water pipes;
  • Change the location of the kitchen and bathroom and transfer it to a room located above the neighbor's living room;
  • Increase in the area of the kitchen and bathroom due to living rooms;
  • Dismantling of floors between floors;
  • Combining an apartment with an attic and using it as a living space.

Permission to redevelop is not required

Well, if minor cosmetic repairs are planned: replacing one type of battery with another, installing an air conditioner or an outdoor antenna, a small transfer of gasplates within the kitchen, then no permission is needed. Accordingly, changes in the technical passport are also not made.

So, when starting to re-create your own living space, it is always better to turn to specialists. This will help not only to correctly organize the internal space of the apartment, but also to avoid problems in the future.
