What is the explication of the premises and why is it needed?

The word "explication" is translated from Latin as "explanation" or "interpretation." This concept has found wide application in various spheres of life - in museum business, cartography, in the making of films. In museums explication is a table with explanatory texts, which, as a rule, are hung next to the exhibits. When the film is shot, the director-producer creates a textual explication (thoughts, notes, details of the future film), the production operator - in the form of a series of drawings (lighting scheme, storyboarding plans, etc.), sound engineer - in the form of a graphic display of the phonogram of the film.

Explication of premises is a reference material in the organization of space and must be present in any planning project. It decrypts the symbols in the drawing of the planned premises, the list of premises, their total number, quality and detailed technical characteristics.

The most common form of explication is the table placed on the plan. It can also be present as a separate legal document. In architectural projects, explication is included in the explanatory note.

In what cases is an explication of premises necessary? This document is necessary in the process of legalizing unauthorized alterations and re-planning of the premises held by the owner, as well as for all types of transactions with the real estate object - purchase, sale, donation, exchange, etc. When collecting the package of documents required for the transaction, Compliance with the composition, areas and layout of existing premises indicated in the technical passport.
