Cadastral number - an ideal protection against fraud
Its distinctive feature is that it is not repeated on the territory of the Russian Federation. This means that for each specific number exactly one specific area is hidden. Change the resulting value can not be, because it is assigned to the property once and for all.
Naturally, the law provides for situations where the cadastral number may change. To situations of this type include the destruction of the property as a single and indivisible unit. These events include situations where one site is divided into two different, or when several land allotments merge into one large. Then the real estate object is changed, and it is assigned a new alphanumeric value.
Rosreestr - a cadastral registration body that exists on the territory of Russia, issues a cadastre number of the site when it is registered. This alphanumeric value is assigned not just for that, but on the basis of the submitted documents, which for the different types of real estate will be unique. So, in order to properly register a land plot, it is necessary to provide land surveying. At the same time, another document, a technical plan, will be required for the registration of a building or structure.
In the number assigned when registering an allotment or a structure, the following values are mandatory:
- The cadastral district is the territory, as well as the subject of the Russian Federation, where this land plot is registered.
- The cadastral area is a smaller unit, the administrative territory that enters the subject of the country where an even smaller entity is located.
- The cadastral quarter is a locality that includes small settlements. The smaller unit of accounting, which accommodates the object to be registered directly.
- The most recent value contained in the passport is the cadastral number.
All these values together allow creating a unique combination that does not repeat on the territory of the country. This protection allows you to track all transactions with objects, allowing you to avoid fraud. Of course, this somewhat complicates the process of transferring and selling real estate, but this level of protection requires small sacrifices on the part of comfort.
